Status of this website
This website serves to prepare a planned self-employed property management business and to provide non-binding information and arrange initial consultations. Commercial operations for managing third-party residential property have not yet started; no paid management services are currently provided to third parties.
Existing qualification: Certified property manager (Zertifizierter Verwalter) under § 26a of the German Condominium Act (Wohnungseigentumsgesetz, WEG), IHK Berlin. This qualification is not equivalent to a trade licence under § 34c of the German Trade Regulation Act (Gewerbeordnung, GewO).
Existing licence and planned management activity
On 20 October 2015, the Hanseatic City of Rostock granted Dr. Stephan Wachtel a licence under § 34c GewO for property brokerage, certain loan brokerage, and property development and commercial construction support activities. This notice does not claim that these activities are actively carried out. Under current law, this earlier licence is not sufficient for brokering consumer real-estate loans.
The intended commercial management of condominium associations (WEG) and rental property for third parties is not covered by this licence. An additional licence under § 34c (1) sentence 1 no. 4 GewO is required before this management activity begins.
